External waterproofing challenges
Among all home and basement waterproofing methods, I can say that exterior waterproofing is the most effective way to protect your home from basement leaks.
But this method requires more work, especially in the excavation phase, which can cause challenges for the operator and the landlord.
I suppose you might be wrong if you think you can complete this project on the weekend. There are several steps involved in exterior waterproofing, which is why it's essential to seek the help of experienced and licensed professionals like WETFIX.
Everyone in GTA wants a dry basement, but the weather doesn't allow it. When there is more rain, the water pressure is more on the house's foundations during the seasons. It's enough to have a clogged seal and a small water leak, and it won't take long for a flood of water to overwhelm your basement. If you want to protect your capital, consider external waterproofing.
External waterproofing costs
Since the damage to the wet basement and the water entering it is different, it is impossible to estimate a fixed amount as a cost. When you decide to repair, you must check and improve many things. These include repairing or replacing drywall, flooring, hardwood, or electrical parts. Moisture destroys most house features such as timber, block structures, floors and bricks. The more damage, the higher the cost of repairs. The type of water that enters the basement also affects the prices. This water can be clean or sewage and polluted water. According to the Insurance Administration of Canada, about 1.7 billion dollars are paid annually in insurance claims due to water damage in Canada.
Many basements have different uses. They are built as a residence or rental apartments as a family income source. If not adequately protected against water leakage, your entire investment will be at serious risk. Therefore, it is imperative to use an expert team in this field.
We at WETFIX have given homeowners the gift of dry basements for over thirty years by providing exterior waterproofing solutions in various home and property configurations throughout the GTA. Please don't wait to use our instant visit service.
Steps related to basement exterior waterproofing
During the basement waterproofing process, you may have challenges. It includes the proximity of neighbouring homes and the impact an extensive excavation has on the property's aesthetics, such as trees and gardens. According to this point, external waterproofing has different steps that our team performs well:
- We protect the work areas with tarps.
- We drill to the level of the base of the house foundation, around the entire perimeter (which keeps the house's walls up) and expose the foundation and the wall ready for waterproofing. We often use a bulldozer and other machines.
- The next step is to clean the wall and repair the cracks. We grind them in a v shape. Then we use hydraulic cement and tear mixture (to cover a water-resistant barrier) to repair these cracks. Hydraulic cement expands during curing to cover cracks.
- Then, we try to create a rubber asphalt membrane on top of the repaired cracks in the cement foundation.
- In some external waterproofing methods, the technician uses fibre mesh (yellow jacket) for more protection and then another layer of blue block and polyurethane (four mm thick) for more security.
- In the next step, we install the drainage membrane with delta clamps. This membrane provides more protection against moisture and keeps your basement dry.
- We are now repairing the old weeping tile or replacing it with a new one.
- Weeping tile or new perforated pipe should be installed with gravel and soil underneath to work well. Because dirt blocks the pipe holes causes water leakage in the basement.
- We fill and compact the earth every two feet.
- After installing the gravel, it is time to clean the work areas. We remove access to waste from the work site and, if necessary, revitalize the garden around the house.
- It should be noted that any drilling requires obtaining a permit and contacting the water and gas companies to ensure that the workers do not cut or dig pipes or lines. The WETFIX team will do this for you.
- If needed, we also install new window wells with drainage pipes.
- In some basements, it is necessary to install a sump pump. Do not worry. Our expert team will install the most reliable sump pump brand for you correctly and morally.
As you can see, exterior waterproofing is a comprehensive process with many steps. The time required depends on the work's scope and the house's structure. If one of the steps is done incorrectly, no matter how much you spend, water will enter your basement. If that happens, you'll have to dig everything back out and go at it again. If you don't want to spend the extra money and have more trouble, you must entrust this waterproofing to a professional and expert team like WETFIX.
